The Home Buying Process
PREPARE TO BUY
Establish a working relationship with REALTOR and analyze needs
Research & obtain Mortgage Pre-Approval, with Bank or Mortgage Broker
(they will request: letter of employment, recent paystub, (2 yrs of notice of assessments if self-employed), 3 months of banks statements)
GO SHOPPING
Determine your Housing Requirements along with your REALTOR (location, size, bedrooms, bathrooms, garage, yard, etc)
Ask your realtor to send you emails with new listings within your criteria
Select Properties – realtor.ca
View them with your REALTOR
THE PURCHASE PROCESS
Write an offer (& show comparables)
Give an “initial deposit”
Acceptance of Contract
Send a copy of the Contract & MLS sheet to your Mortgage Professional
Schedule Home Inspection
Remove Conditions
Get Real Property Report (from seller) or Title Insurance (from lawyer)
Registration of Title
THE MOVE IN PROCESS
Get Homeowners Insurance (take with you to the lawyer appointment)
Set up payment of Taxes with City of Camrose
Set up Utilities (power, natural gas, water, phone, other)
Go to Post Office with copy of purchase contract, to get key, etc.
Inform people of Change of Address
Meet with lawyer 1-2 weeks before Possession
Possession of Keys
Move in!
